Outdoor Sand Beach Activities for Maldives in Thailand Project presented by The SUN Academy
RE .1 Typical outdoor activities on the sandy beach are managed by The Sun Academy (TSA), as a representative of the MIT project and a major investor. They are responsible for cleanliness, safety, and organizing activities, as well as renting out land and water areas, in addition to organic farming within the MIT project in four locations:
1. Sandy beach, approximately 20 meters wide, covering an area of approximately 12.57 rai (about 4.8 acres) around the base of the earthen mound. 1. The beach will be 3 meters higher than the normal ground level.
2. There will be roads around the base of the mound (for pedestrians and golf carts), walkways, and flower gardens on the slopes of the mound.
3. On the 15-meter-high mound, there will be usable space on the top of the mound, with slopes of approximately 45 and 60 degrees, ranging from approximately 32.78 rai to approximately 36.22 rai, respectively.
4. The main water reservoir of the island will be approximately 14-17 rai for the 100 rai artificial island.
This will continue until the major investor and the MIT project provide central services to the juristic person who will take over the area and central services according to land allocation laws, within approximately 5 years after the project launch. Typically, the program runs from year 3 to year 5, except for the WMW project which starts in year 3 and doesn't reach its end. The TSA's responsibilities, in brief, are:
1. To recruit agencies, organizers, or instructors to conduct certain activities.
2. To provide safeguards to oversee the beach and swimming area between 6:00 AM and 5:30 PM, prohibiting swimmers who have consumed alcohol or drugs.
3. To provide security guards and CCTV cameras for 24-hour security.
4. In the MIT project area, which exceeds 5,000 acres, drones and humanoid robots will patrol 24 hours a day.
4.) Conditions for using the white sand beach for security purposes:
4.1 Swimming in the pool area is only permitted between 6:00 AM and 5:30 PM.
4.2 Except for areas on the beach with shops. The beach will be open for shops until 10:00 PM (to maintain beach cleanliness and pond water quality).
4.3 Swimming and using the beach will be prohibited from 6:00 PM to 6:00 AM the following day.
4.4 Drinking alcoholic beverages is prohibited on the beach.
The following activities are permitted on the beach. Those marked with an asterisk "*" must be requested by the team manager using the approval form from the MIT Central Manager or the TSA CEO representative. For team organization and time allocation, the team manager must obtain permission using the provided form.

RE 2. The standard size of the artificial island is approximately 100 rai (approximately 40 acres). It features a white sandy beach situated 3 meters above ground level, ensuring it's not prone to flooding. It runs parallel to a large public rainwater reservoir and borders a hillside with a pedestrian walkway encircling the base. Single houses or townhouses built in tiers on the 15-meter-high hill, with the base of the hill at approximately 3 meters, or level with the beach, will be available for beach activities. The island will have two types:
Type 1 (with land along the fence): This design creates a lush, private environment (buffer zone). The remaining 32.8 rai will be efficiently used for gardens and fence-side roads.
Summary Table of Area Proportions
Project Components / Width-Radius / Approximate Area (Rai) / Purpose of Use
Core Area (Sales Area) / Diameter 300 m / 44.18 Rai / 8 Types of Townhouses (3-Story Pyramid)
Beach Area (Amenity) / Width 20 m / 12.57 Rai / Beach Activities, Relaxation, Events
Canal (Water Surface) / Width 10-15 m / 10.45 Rai / Floating Restaurant, Water Activities
Excess area - Roads - Gardens / Remaining area to the edge of the island / 32.80 rai / Island perimeter road, island corner gardens, public utilities
Total area / 400 x 400 m / 100.00 rai

RE 3.) Type 2 (Canal adjacent to road/fence): If wanting to widen the canal beyond 15 meters to increase the rental space for floating restaurants, this option is more suitable because it allows the canal to extend almost to the edge of the island.
Area analysis of canal option 2 (100-rai island):
To maximize benefits while still allowing for walkways/fences around the island, I propose the following new radii:
Inner edge of the canal: Starting at a radius of 170 meters (beyond the sandy beach).
Outer edge of the canal: Extending almost to the road/fence. With a radius of approximately 185-190 meters (leaving about 10-15 meters for roads and outer fences).
1.) Case of widening the canal to 20 meters (emphasizing water area)
Radius: From 170 m to 190 m
Total water surface area: Approximately 22,619 square meters
Calculated in rai: ~14.14 rai
2.) Case of widening the canal to the maximum width of the island (Maximized Water)
If the canal is to be as wide as possible within a 100 rai area (outer radius of 195 meters, leaving only 5 meters of island edge space for fences and walkways):
Total water surface area: Approximately 28,667 square meters
Calculated in rai: ~17.92 rai
Comparative summary for PM's decision making
Details / Option 1 (Standard) / Option 2 (Canal Widening)
Width / Canal 15 meters 20-25 meters
Total water surface area: 10.45 rai / 14.14-17.92 rai
Business opportunities: Suitable for scenic boating, large floating restaurants, and a full range of water activities.
Highlights: Lush green gardens along the fence create a spectacular, floating city-like atmosphere. Spacious water area.
Summary of area proportions:
Project Components / Width-Radius / Approximate Area (Rai) / Purpose of Use
Saleable Area (Core Area) / Diameter 300 m / 44.18 Rai / 8 Types of Townhouses (3-Story Pyramid)
Beach Area (Amenity) / Width 20 m / 12.57 Rai / Beach Activities, Relaxation, Events
Canal (Water Surface) / Width 20-25 m / 14.14 - 17.92 Rai / Floating Restaurant, Water Activities
Excess Area - Roads - Gardens / Remaining Area to the Edge of the Island / 32.80 Rai / Island-encircling road, island-corner garden, utilities
Total area / 400 x 400 m / 100.00 rai

RE 4.) Calculating the area of a pancake-top mound for high-end events such as weddings or conferences, considering two different slopes (and) on a base radius of 150 meters and a height of 15 meters, can be summarized as follows:
1. Basic calculation of the radius on the mound
From the problem: Base radius () = 150 meters, Height () = 15 meters
Formula for finding the radius of the mound top ():
2. Summary of the area of the mound top (Comparison based on slope)
Details for 45-degree slope and 60-degree slope:
Horizontal Shift: 15 meters, approximately 8.66 meters
Radius at the top of the hill: 135 meters, 141.34 meters
Total Top Area: 57,255 (~35.78 rai), 62,757 (~39.22 rai)
Deducting the circular pond (3 rai = 4,800 rai)
Net Event Area: ~32.78 rai, ~36.22 rai
3. PM's View for Website Placement:
Recommended Option: I recommend a 60-degree slope as it will give you an additional 3.4 rai of flat land on top, which is very valuable for large-scale events. It also makes the hill shape appear "steep and grand" as shown in the simulation.
Net land use (32-36 rai): This size area can comfortably accommodate 5,000-8,000 guests simultaneously for weddings or outdoor conferences, with a 3-rai (approximately 1.2-acre) swimming pool as a central landmark on the hilltop.
Marketing advantage: You can promote it as "The Largest Private Island Rooftop Garden," which will greatly attract investors and event tenants.

Item 1 "Strategic CSR for Brand Equity"
is a social responsibility strategy linked to business goals. Internationally, the "marketing benefits" can be summarized into five main areas:
1. Socially Responsible Marketing
This is the core of The SUN Academy (TSA)'s approach. It creates an image that the project isn't solely focused on profit, but also prioritizes the well-being of its residents.
Benefit: Builds long-term trust and brand loyalty.
2. Earned Media
Beautiful images or videos of activities on the beach or the 18-meter hill are shared spontaneously without the project paying for advertising.
Benefit: Highly credible public relations compared to traditional advertising, and creates a wide market impact.
3. Place Branding & Placemaking
Transforming vacant spaces... (Beach/hillside) transformed into a vibrant space through 19 different activities.
Benefit: Increases emotional and economic value for the MIT project, making the location a "landmark."
4. User-Generated Content (UGC)
When residents share photos of the beautiful surroundings and activities on their social media.
Benefit: Provides social proof that residents "are happy living in" the project, significantly influencing the decision-making of new customers.
5. Shared Value
TSA manages the project to benefit both investors (image/popularity) and residents (special pricing).
Benefit: Reduces conflict and fosters positive relationships between project management and residents (stakeholder engagement).

Item 1.2 Strategic Outline: "MIT x TSA: Thai Soft Power Elevation"
1. Vision:
"Transforming residential spaces into global cultural experience hubs to foster resident pride and lasting MIT brand value."
2. Strategic Pillars:
Cultural Experience Design:
Utilize soft power (e.g., Muay Thai, Thai cuisine, Thai silk, or martial arts) to host activities on the beach or atop an 18-meter-high hill.
Examples: Morning Muay Thai Wai Kru ceremonies on the beach, or a contemporary Thai silk fashion show atop a hill offering panoramic views.
Aesthetic Storytelling:
Focus on producing high-quality content (cinematic photos/videos) using unique landscapes as backdrops to promote a luxurious and sophisticated image (premium positioning).
Community Inclusivity:
Offer residents special pricing or VIP privileges to create a sense of community. MIT's "Elite Community"
3. Strategic Benefits:
Brand Distinction:
While other projects only sell "accommodation," MIT, managed by TSA, sells "lifestyle and culture," giving the brand depth and memorability over competitors.
National & Global Connectivity:
Emphasis on Soft Power helps the project easily attract attention from national and international media (Earned Media), as it aligns with the country's cultural promotion policies.
Emotional Equity:
Residents feel that the maintenance fees or rent paid are "worth it" because they receive a premium experience, resulting in higher property valuations in the project as its popularity increases.
4. Impact Measurements:
Viral Factor: Number of check-ins and shares of videos showcasing the beauty of the location (Organic Reach).
Goodwill Index: Satisfaction and appreciation from residents towards TSA's management.
Brand Recognition: Being mentioned as a "leader in residential properties promoting Thai Soft Power."

Thailand's 5F Soft Power
Item 2 .) 1.) Thailand's 5F Soft Power initiatives are the government's approach to leveraging its potential culture to increase economic value and build international reputation. They comprise five areas:
Thailand's 5 F's (Soft Power Factors) represent the government's approach to promoting its potential culture to increase economic value and build the country's international reputation. These five areas, along with the MIT project by The SUN Academy (TSA), are key components of Thailand's 5 F's soft power initiatives:
1. Food: Promoting popular Thai dishes worldwide, such as Tom Yum Goong, Pad Thai, Pad Krapow, Green Curry Chicken, and Massaman Curry Chicken, as well as street food, and elevating their standards through the Michelin Guide Thailand. https://www.cordonbleu.edu/news/soft-power-thai-foods/th
2. Film: Promoting the film, drama, and Boys' Love (BL) series industries to generate interest and attract international fans.
3. Fashion: Promoting Thai fabrics, jewelry, and local handicrafts on the global fashion stage.
4. Fighting: Showcasing Muay Thai, a renowned cultural heritage popular among foreigners who come to learn martial arts in Thailand.
5. Festivals: Utilizing unique festivals such as Songkran, Loy Krathong, and other cultural events as attractions for global tourism.
The MIT project, through its authorized TSA representative, will organize activities and festivals in 6 and 11 events as specified in point 3 of sections 2.2-2.3 at locations during years 3 through 5 of each MIT Project.
1. On a white sand beach on an artificial island 3 meters above the normal level. A standard artificial island will have a total area of 100 rai (approximately 40 hectares), with a width of 20 meters, covering approximately 12.57 rai (approximately 8.4 hectares). The MIT Project will have several standard artificial islands. In addition to the activities and festivals being held on a prominent, elevated beach that is not prone to flooding, this is a location unlike any other in the world. For safety and cleanliness, residents on the artificial islands will live in single-family homes or row houses on 3-story hills, 3 rows high, 15 meters (totaling 18 meters), according to Options 1-8. Approximately 120 to 520 homes will be built on one artificial island, depending on the option chosen by MIT.
2. Or on top of an 18-meter-high hill, on an area of approximately 32.78 rai to approximately 36.22 rai.
3. Or in a canal (water surface) or rainwater pond, a canal (water surface) 10-15 meters wide, or approximately 10.45 rai.
Residents on all islands will be co-owners of the land and co-hosts of the 17 activities outlined in point 3 of sections 2.2 to 2.3, including renting out the space or hosting events. On the beach of the MIT project, under the management and administration of TSA, which will support Thailand's 5F core soft power initiatives until the MIT project returns the common areas to the juristic person within no more than 5 years.

UNESCO declared Songkran in Thailand an Intangible Cultural Heritage of Humanity at the end of 2023.

Item 2.1) 2.) Main activities that Thai people like to do:Making merit by offering alms to monks and listening to sermons in the morning.Bathing Buddha images and pouring water on elders to ask for blessings.Playing water fights and applying powder for fun and to cool off.The Songkran atmosphere in Thailand is filled with fun and unique characteristics that vary from region to region, from the lively water fights in Bangkok to the beautiful traditions in the provinces. Here's an overview of the activities and key locations you shouldn't miss:
1. Bangkok: The world's center of funKhao San Road: A popular landmark bustling with Thai and international tourists. The atmosphere is vibrant with people holding water guns, wearing floral shirts, and enjoying lively music.Silom Road: A central city area where the road is closed to traffic for people to play and splash water. Water is often randomly sprayed from buildings or fire trucks to cool down the crowds.ICONSIAM: A spectacular Songkran celebration along the Chao Phraya River, featuring parades of Songkran queens led by famous celebrities and beautifully decorated, modern water-splashing areas.Sanam Luang and the Rattanakosin Island area: Ideal for those who want to experience traditional culture. 2. Chiang Mai: Lanna Songkran "Pi Mai Mueang"Tha Phae Gate and the moat: The main gathering point for Chiang Mai residents and tourists. A highlight is the procession of the Phra Phuttha Sihing Buddha image through the city center, allowing people along the way to participate in the water-splashing ceremony. Along with graceful and beautiful traditional costumes.
3. Important Local TraditionsSand Pagoda Building Tradition: Found in important temples throughout the country, such as Wat Pho or temples in the provinces, it is an activity where families work together to carry sand to the temple and decorate the sand pagoda with colorful flags for good fortune.Phra Pradaeng Songkran (Samut Prakan): Held about a week later than other places, it is characterized by the procession of swan and centipede flags and the Saba game of the Mon people.Khao Niao Road Songkran (Khon Kaen): Distinguished by the largest "Human Wave" activity in the Northeast.

Item 2.2 .)2.) Songkran Festival is considered one of the "flagship" elements in Thailand's Soft Power initiatives, especially after UNESCO declared Songkran in Thailand an Intangible Cultural Heritage of Humanity at the end of 2023. https://www.youtube.com/watch?v=wqlXrUeIeJk&list=PLschAZB_Q5WeQFPaMfBD8rYB37s_mtQAY&index=86 and
Here are key perspectives connecting Songkran with Soft Power today:
1. Cultural Power
Songkran is not just a water festival; it encompasses all the elements of Soft Power under the government's 5F policy:
Festival: A global celebration attracting a large number of tourists.
Food: Traditional Thai dishes such as Khao Chae (rice in chilled water) or family celebrations.
Fashion: The trend of wearing "Thai traditional clothing" and "floral shirts" which have become iconic.
2. Image Building and Economic Value
World Water Festival: The government has elevated Songkran to an international level to attract domestic revenue and promote tourism in major and minor cities.
Soft Power Ranking: Thailand has moved up to 38th in the world in the 2026 Global Soft Power Index, with its strengths in tourism and culture as key drivers.
3. Social Values and Gratitude The heart of Songkran that Thailand wants to export is politeness and friendship, expressed through activities such as pouring water on elders, making merit by offering alms to monks, and the Thai smile. This is an attraction that creates a lasting impression on people around the world, going beyond just fun.
4. Challenges in Upgrading
Although Songkran has high potential, surveys indicate areas for improvement to ensure its sustainability as a soft power initiative. These include:
Clarity of strategy: Systematic advance planning for public relations in international markets.
Safety: Campaigning for polite, fun, and safe water play to create a positive international image.

Item 3.) Use of the site and activities on the beach, around the beach, or on top of the 18-meter-high earthen mound (if sufficient space is available), and rental of the water area.
1. Use of the white sand beach, which is 100 meters wide and 3 meters high above normal ground level, from the road and parallel to the road surrounding the large public rainwater pond. The beach is adjacent to the earthen mound, separated by a road around the base of the mound. On the earthen mound, there are single houses or row houses built in tiers on the 15-meter-high mound, with the base of the mound at approximately 3 meters high or at the same level as the beach. The water pond area will be approximately the standard size for BH 4-1, with a pond size of 5 rai from the 50 rai artificial island area, and approximately the standard size for BH 4-2, with a pond size of 10 rai from the 70 rai artificial island area.
For safety reasons, the beach area and swimming in the pond will be open only during the hours of 6:00 AM - 5:00 PM, except for the beach area with shops. 1. Services will be available until 10:00 PM.
2. Activities on the beach, or on the road adjacent to the beach, or on top of a hill 18 meters above normal ground level (if sufficient space is available), as deemed appropriate by TSA, managed and controlled by The SUN Academy (TSA) (representing the major investor in the operation) for approximately 3 to 5 years of the MIT project's operation in that area, until the central activities are handed over to the juristic person.
2.1 General Outdoor Activities: 1.) A total of 17 activities as per points 2.2 and 2.3; 2.) A total of 6 activities as per point 2.4; and 3.) A total of 19 activities or important events, with space available for rent or for conducting activities or events on the beach or on top of a hill 18 meters above normal ground level (if sufficient space is available).
1.) This is a form of CSR (Corporate Social Responsibility), which means conducting business responsibly towards society and the environment to improve quality of life and create sustainability. 1.) It is a social sharing project that helps build a positive image and foster relationships between residents, the MIT project team and staff, and all guests of the residents.
2.) It is a "Strategic CSR for Brand Equity" initiative, the most important by-products of which are "Organic Reach" and "Goodwill" (the positive feeling customers have towards the organization).
2.1.1 The activities in point 2.2 promote Thailand's 5F Soft Power, and
2.1.2 The activities in point 2.3 promote Thai culture and traditions or align with international norms, including social marketing: organizing campaigns to donate a portion of the proceeds to social causes, or participating in charitable activities such as donating to temples, assisting with disaster relief, and helping the underprivileged. These activities are specifically designed to provide opportunities for foreigners, guests of the residents, or the foreign community to participate in both Thai and international events. TSA will identify relevant organizations... 1.1.2 Professional event organizers or hired speakers may be hired to conduct certain activities as deemed appropriate.
2.1.3 The activities in section 2.4 are six activities commemorating important days related to the core institutions of the nation and the monarchy for all Thai people.
2.1.4 The activities in section 3 involve renting out space or organizing events, totaling 19 activities or important events, on the beach or on top of an 18-meter-high hill (if sufficient space is available) within the MIT project, under the management of TSA, representing the major investor. This is a form of CSR, offering residents the use of the space or providing them with special rental rates. This is a form of social marketing for residents. Images or videos of the activities and the use of the beautiful beach or the 18-meter-high hill (if sufficient space is available) will generate market impact, gaining popularity and acceptance without the need for publicity costs.

Item 5.) Strategy: "MIT Songkran Landmark: The Peak of Thai Tradition"
1. Strategic Spatial Use:
On the 18-meter-high hilltop: A "Songkran Sunset Ceremony" will be held, emphasizing exoticism and premium elements such as bathing the Buddha image amidst a panoramic view or building contemporary sand pagodas at the highest point, creating a new and memorable image different from typical Songkran celebrations.
The beach area: A "Beachfront Water Festival" will be held for fun and vibrant activities, creating beautiful video content of people playing in the sea.
2. Marketing Benefits:
Visual Impact (Image Creation): Images of people playing Songkran water games on the hilltop... "High hilltops" overlooking the horizon or "private beaches" are content with a high potential for viral success because they offer unique and unseen perspectives.
Cultural Premium: TSA's management of the Songkran festival as a well-organized and beautiful event will transform the image from a typical water fight into a high-end "Lifestyle Festival."
Resident Advocacy: When residents participate at a special price in a beautiful environment, they become natural influencers (UGC) who advertise the project through their own social media.
3. Language to use to create Market Impact:
Thai: "Creating a New Cultural Destination"
English: "Cultural Placemaking" and "Experiential Marketing"
Conclusion for the MIT project:
This Songkran festival is not just about preserving tradition, but a large-scale "Brand Activation" driven by Thai soft power. The benefit for TSA and investors is "Brand Admiration." That will make MIT a program remembered as a leader in living that truly understands the value of culture.
Item 5.1 Promoting the Loy Krathong festival at unique landmark locations like the 18-meter-high hill and the artificial island beach is an excellent advance planning strategy. The images of water and lights on the full moon night will create the most powerful visual impact for the MIT project.
Here are draft slogans and captions in English and Thai, emphasizing style, luxury, and modernity:
1. Main Slogans:
"Loy Krathong at the Peak: Elevate Your Tradition."
"Floating Dreams, Touching the Sky at MIT."
"The Most Iconic Skyline Loy Krathong in Thailand."
2. Captions for... Facebook/Instagram (Captions)
Option 1: Luxury & Scenic
EN: Experience the magic of the full moon night like never before. Float your Krathong 18 meters above the rest, with a panoramic view of our man-made paradise. A unique blend of Thai Soft Power and futuristic living managed by TSA. 🕯️✨
Option 2: Vibrant Beach Vibes
EN: From the golden sands to the starlit sky. Join us for a Loy Krathong celebration on our exclusive man-made island. High-altitude floating, beachfront dining, and memories that last a lifetime. 🌊🌕
3. Market Impact of this event:
Differentiator: A "high-altitude Loy Krathong" experience, unprecedented in its nature, will instantly become news and a social media sensation.
Aspiration: Photographs of krathongs floating in the hilltop pond with the stunning aerial view of the artificial island will create brand desire, encouraging people to participate in the project.
Strategic CSR: Offering residents access to activities at special rates creates sustainable community value and receives high praise.
Additional Recommendation:
Focusing on "Digital & Eco-friendly Krathong" – a Loy Krathong event incorporating digital lighting and sound technology – will further enhance the project's image as modern and environmentally responsible.
Item 6.) Thai local handicrafts have high potential as a soft power tool to penetrate the global fashion stage. The focus is on blending traditional wisdom with contemporary design (Modern Craft), highlighting meticulous craftsmanship and cultural narratives. Examples include indigo-dyed Thai fabrics, silk/cotton brocade, rattan/bamboo weaving, and silver/niello jewelry.

PPT .10 Title: Innovative Sustainable Living: Revitalizing Local Resources for the Island of the Future
"From Subsurface Resources to a Strong, Superior Foundation"
Our project is not just about building luxurious residences, but a model of the Circular Economy in the global real estate industry, based on three core concepts:
1. Zero Waste Land Development
We transform locally dredged sand and mud into primary construction materials, instead of importing materials from outside. This significantly reduces the carbon footprint from transportation. These natural sand and mud, through engineering processes of compression and drying, become strong, durable, and ecologically friendly soil layers.
2. Green Engineering Innovation
The design of the island in a "three-tiered pyramid" and "pancake-shaped mound" shape is not only for aesthetic purposes but also for intelligent geological management. 1. Reusing excavated soil to create a height of 15 meters above the normal water level creates a sustainable natural shield against natural disasters, along with a Circular Moat system that helps treat water and maintain the moisture balance of the beaches around the island throughout the year.
3. Ecosystem Value Creation
We transformed barren land into premium activity areas, including a 12.5-rai white sandy beach and a 36-rai multi-purpose earthen mound, a large green space that increases oxygen and supports local biodiversity. This results in capital gains for the project while maintaining environmental sustainability.
Vision for Investors:
Investing in this project is therefore not just an investment in buildings, but an investment in a "green asset" that is ready to grow steadily along with the global trend that emphasizes ESG (Environmental, Social, and Governance).
